What Is Skip Tracing?
Skip tracing is the process of finding current contact information, such as phone numbers, email addresses, and mailing addresses, for a person who is hard to reach. Real estate investors use skip tracing to contact property owners directly about buying their homes before those properties are listed.
Skip Sherpa turns that into a few clicks. Upload a list of property addresses or parcel numbers, and Skip Sherpa returns the owners and the best ways to reach them, ready to export to your dialer, CRM, or SMS platform.

What Real Estate Investors Say
Use reviews from Skip Sherpa customers here. If you don’t have them yet, there are two options until you do. You can relabel the current quotes as “From Lead Sherpa customers using the same skip trace engine,” dropping any quote that’s about texting rather than skip tracing (Tim’s). Or you can pull this section until Skip Sherpa reviews come in. Either way, link the section to /reviews/.

Skip Tracing FAQ
What is skip tracing in real estate?
Skip tracing in real estate is finding contact information for property owners so investors, wholesalers, and agents can reach them directly. You start with a property address or parcel number, and a skip tracing service returns the owner’s name, phone numbers, email addresses, and mailing address.
Is skip tracing legal?
Yes. Skip tracing is legal in the U.S. when it uses lawfully obtained data for a permissible purpose. How you contact people is regulated, though. Calls and texts must follow the TCPA and Do Not Call rules, and skip trace data can’t be used for credit, employment, or tenant screening decisions under the FCRA. This is not legal advice.
How much does skip tracing cost?
Skip tracing is usually priced per record or per hit. With Skip Sherpa, you pay only for records that return contact data, and higher subscription tiers lower your cost per hit. See current Skip Sherpa pricing.
What is the difference between batch and single skip tracing?
Single skip tracing looks up one property owner at a time. Batch skip tracing runs a whole list at once. Skip Sherpa processes batch files at more than 1,000 records per minute and removes duplicates automatically.
What data does Skip Sherpa return?
Skip Sherpa returns up to 16 data points per record, including owner names, multiple phone numbers and email addresses per owner, DNC and litigator flags, and last sold date and price.
